How do I sell a home with tenants?
By Bob Millaway, South Jersey Community Expert & REALTOR®
Selling a home with tenants is legal but requires coordination. Review your lease to understand the tenant's rights and notice requirements. In New Jersey, you must provide proper notice before showings, typically 24 hours. You can sell with the lease in place (the new owner inherits the tenants), wait until the lease ends, or offer the tenant a cash-for-keys agreement to vacate early. Communicate clearly with your tenant throughout the process to maintain a cooperative relationship.
Why It Matters
Tenant-occupied homes can be more challenging to show and sell. A clear plan and good communication help avoid conflicts and delays.
