How do I check if my taxes are current before buying?

Before buying a property, you or your agent should request a tax certification from the municipal tax collector. This document shows whether all property taxes have been paid and whether there are any outstanding delinquencies, liens, or special assessments. The title company will also search for tax issues during the closing process. Unpaid taxes can become your responsibility after purchase.
Why It Matters
Buying a property with unpaid taxes can leave you liable for the previous owner's debt. A tax certification protects you from inheriting someone else's tax problem.
