What is a Zillow Zestimate and how accurate is it?

By Bob Millaway, South Jersey Community Expert & REALTOR®

The Zestimate is Zillow's automated home valuation model that uses public data, tax records, and user-submitted information. While it can be a useful starting point, studies show Zestimates can be off by 10 to 20 percent or more, especially for unique homes or in areas with limited sales data. It does not account for your home's condition, recent upgrades, or curb appeal.

Why It Matters

Relying on a Zestimate alone for pricing decisions can lead to costly mistakes. Always verify with a professional CMA or appraisal.
