How do online home value estimators work?

Online estimators like Zillow's Zestimate use automated valuation models that analyze public tax records, recent sales, and market trends. They do not account for your home's unique condition, upgrades, or curb appeal. They can be off by 10 to 20 percent or more. Use them as a starting point, not a final number.

Relying solely on an online estimate can lead to overpricing or underpricing your home. A professional appraisal or agent CMA is more accurate.
