Your lender will order an appraisal as part of the mortgage process for buying or refinancing. If you want an appraisal outside of a transaction, you can hire a licensed appraiser directly. The Appraisal Institute and your state's licensing board maintain directories of qualified appraisers. Expect to pay $400 to $700 for a standard single-family home appraisal.
